The Turkish Capital Markets Board (SPK) licences real estate appraisers who produce the official valuation report required for citizenship applications. The report must state the property's USD value is at or above $400,000 on the date of purchase — a standard bank transfer alone is not sufficient.
A property's TAPU can only be used once for a citizenship application. Any encumbrances, mortgages, annotations or prior citizenship pledges must be cleared before transfer. We check the e-Tapu system and request a clean title deed certificate (tapu kaydı) for every property we present.
Long-term residential lets in Istanbul central districts currently yield 4–7% gross annually in USD terms. Short-term (Airbnb-style) lets in licensed tourist zones can reach 8–12%, but require separate permits. Gross yield minus management fees, maintenance and taxes gives a net yield of approximately 3–5% on long-term lets.
Beyond the purchase price, a fully-costed acquisition on a $450,000 property typically includes: title deed transfer tax (4% of declared value, usually split 2%/2%), VAT if applicable (1–18% depending on property type), citizenship application fee (~$530/adult), notary/POA fees, SPK appraisal, OTAG advisory fee, and annual property tax (0.1–0.3% of declared value).
